Souter's Cottage is a very comfortable small house providing the perfect location for a peaceful holiday on Royal Deeside. It is situated just to the east of the Balmoral Estate half way between Ballater and Braemar. It is very cosy with oil-fired central heating and plenty of logs and coal to help you enjoy the comfort of an open fire in colder weather. Souter's is a family home so it is fully equipped with everything you would need for an enjoyable stay. Ground Floor A large open plan living area with seating, kitchen and dining areas. From the dining area you can enjoy watching the antics of the birds and sometimes red squirrels at the feeders. There are two sofas and two armchairs, freesat TV and DVD player. There is a good selection of maps of the area, ideas for things to do and places to visit, DVDs and books. The dining table has space for six or maybe eight at a pinch. The kitchen area is well equipped with a microwave oven, electric oven, gas hob, freezer, fridge, dishwasher and washing machine. A large selection of matching crockery is provided. The back door leads onto the decking and garden with views of the Dee Valley. The downstairs bedroom has a double bed and good storage cupboards. The downstairs bathroom has a bath and electric shower over the bath. The kist in the hall is packed with games and toys. Upstairs The second bedroom has a double bed and large storage cupboards. There is space for an additional single bed in this room. The third bedroom has a combe ceiling and is probably most suitable for children or for adults who don't mind restricted headroom. Children would love this room as there is a large area for playing. There are two single beds but if there is to be only one person in the room the second bed can be stored underneath the first. Outside Sheltered seating beside the front door is ideal for catching the evening sun. Outside the back door is a raised area of decking overlooking the large garden. There is plenty of garden furniture and a BBQ. One of the sheds can be made available to store bikes. There is ample parking by the cottage and in the lane. We can accept well behaved dogs by prior arrangement. The area around the cottage is ideal for those early morning and late night walks. Reasonable use of electricity, gas, oil and fuel for the fire is included in the weekly charge. Bed linen and towels are provided. For everyone's comfort, the cottage is non-smoking.
